We're looking for an experienced Residential Conveyancer to join a growing, client-focused Property team in either Chippenham or Salisbury where you'll play a key role in shaping the department's continued success. You'll manage a varied residential conveyancing caseload from instruction through to completion, delivering a seamless, high-quality service while working alongside experienced colleagues in a collaborative and supportive environment. This role would suit a qualified Solicitor, Licensed Conveyancer or Legal Executive, or someone non-qualified who has a few years' experience under their belt. Responsibilities:
- Managing a varied residential conveyancing caseload, including sales, purchases, remortgages, transfers of equity and leasehold transactions.
- Conducting title reviews, considering searches and raising appropriate enquiries.
- Drafting and reviewing contracts, lease documentation and associated legal documents.
- Liaising with clients, estate agents, mortgage lenders and other third parties to ensure transactions progress efficiently.
- Providing clear, practical legal advice throughout the conveyancing process.
- Ensuring compliance with AML regulations, SRA/CQS requirements and lender panel obligations.
- Preparing Land Registry applications and maintaining accurate case management records.
- Proactively identifying and managing legal risks while delivering an excellent client experience.
- Supporting business development initiatives and helping to build long-term client relationships.
About you:
- Qualified Solicitor, Licensed Conveyancer, Legal Executive or non-qualified with extensive experience.
- A minimum of 3 years' experience managing your own residential conveyancing caseload.
- Strong technical knowledge of residential property law, Land Registry procedures and lender requirements.
- Excellent organisational skills with the ability to manage multiple matters effectively.
- Strong communication, negotiation and client relationship management skills.
- Experience using LEAP or similar conveyancing case management systems would be advantageous.
- A proactive, collaborative approach with a genuine commitment to delivering outstanding client service.
